Renovations/Remodeling

Let's talk about renovations/remodels as it relates to a home's value. Too often homeowners leave value on the table when it's time to sell their homes for a variety of reasons; however, one that is often cited is that the home needed updating - You see home buyers and sellers often have different perspectives when it comes to updates to a home on the market. Sellers may underestimate the importance and cost of updates, while buyers may overestimate the costs associated with updating . This can ultimately affect the price and time on the market, as buyers may be willing to pay more for a home that has been updated, while homes that have not been updated may take longer to sell or sell for a reduced price. At the end of the day buyers are willing to pay more for an updated home versus one that needs updates. Where do we fit in you ask?

We'll prioritize projects that will provide the best return on investment such as: Kitchen updates - Modernize appliances, countertops, fixtures  and cabinetry, etc.. Bathroom Renovations - Update fixtures, tiles, cabinetry, countertops, etc.. Curb Appeal - Enhance landscaping, paint the front door and improve exterior finishes. Flooring - Replace or refinish old flooring with modern options. Energy efficiency - New windows, insulation,  HVAC systems. New roof, etc.

Budget

We will provide a detailed budget to help determine the best return on investment which will include materials, labor, permits and a potential contingency for unforeseen expenses.

Hire Professionals

Permitting

We will work with local authorities to determine which renovations require permits to ensure we comply with all regulations to avoid any legal issues later on. We'll handle obtaining the permits and any associated fees.

Project Management

We will oversee the renovation process, manage the timeline and ensure work is completed on schedule and within budget. We'll maintain communication with the team and address any issues that may arise.

Staging

We can provide professional staging to showcase the home's best features. This can help buyers visualize themselves in the space and make it more appealing.

Realtor

Finally we'll work with your Realtor or our partner Realtor who will set a competitive listing price based on the renovations and the current market conditions to attract more buyers and potentially lead to multiple offers.

We can offer the ability to fund the renovations and collect our investment at closing which would include a shared percentage of the proceeds once we recoup our initial investment.
